VA Benefits for Specially Adapted Housing: How Veterans Can Apply


The Department of Veterans Affairs (VA) offers Specially Adapted Housing (SAH) and Special Home Adaptation (SHA) grants to help veterans with service-connected disabilities live more independently.


These grants help veterans buy, build, or modify a home to fit their needs.

What Is the SAH Grant?

The SAH grant helps veterans with serious disabilities make a home accessible. It can be used to:

  • Build a specially adapted home

  • Remodel an existing home with ramps or wider doors

  • Pay down the principal on an adapted home

To qualify, veterans must own or plan to own a permanent home and have a service-connected disability, such as:

  • Loss or loss of use of limbs

  • Blindness in both eyes

  • Severe burns or mobility loss

The maximum SAH amount for 2025 is $121,812.

Veterans injured after September 11, 2001, can receive one of 120 SAH grants available per year for loss of one lower limb.

If limits are reached, they can apply again next year.

 

What Is the SHA Grant?

The SHA grant helps veterans or their family members adapt a home they already own. Eligible conditions include:

  • Loss of both hands

  • Severe burns

  • Certain respiratory injuries

The maximum SHA amount for 2025 is $24,405. Like the SAH, this grant can be used up to six times over a veteran’s lifetime and doesn’t have to be spent all at once.

 

Temporary Residence Adaptation (TRA)

Veterans who temporarily live with family can apply for a TRA grant to modify the home they are staying in.

This includes ramps, wider doors, or accessible bathrooms.

For 2025:

  • SAH-eligible veterans can receive up to $49,062

  • SHA-eligible veterans can receive up to $8,760
